Moisture Monitoring in HSB: Preventing Problems Before the Facade Is Sealed

Timber-frame construction (TFC) enables fast, lightweight, and sustainable building. More and more homes, apartments, and commercial buildings are being constructed using prefabricated TFC components. Precisely because these components are largely manufactured in a factory, a new challenge arises: what happens to the component before it is permanently installed in the building?

Many HSB components are stored or left on the construction site for days or even weeks before being installed. During that time, rain, high humidity, or damaged plastic sheeting can cause moisture absorption. When a wet component is subsequently finished and sealed, the risks seem to disappear, while the moisture remains trapped behind the structure.

Inscio identifies these risks using wireless sensors installed during production or on the construction site. This provides objective insight into the behavior of each HSB element from day one.

Why HSB Requires Extra Attention

Prefabricated construction shortens construction time, but at the same time increases the importance of quality control.

During production, transport, storage, and installation, HSB elements are exposed to varying conditions. Even when elements are covered, moisture can penetrate through damage, open joints, or prolonged condensation.

Common risks include:

  • Rain exposure during storage
  • long-term storage at the construction site
  • damaged vapor barrier or waterproofing membranes
  • moisture in insulation material
  • condensation during the finishing phase
  • hidden leaks after completion

The problem is that these irregularities are often no longer visible once the facade is closed.

during production, on the construction site, and during management

Insight before the building is closed

A major advantage of HSB is that sensors can be installed during the manufacturing process.

As a result, monitoring begins even before a component leaves the factory.

This offers significant benefits:

  • insight during production
  • inspection during transport
  • monitoring during storage at the construction site
  • visibility during assembly
  • objective acceptance
  • monitoring during the warranty period

If sensors aren't installed at the factory, they can easily be installed on-site before the interior or exterior finishes are completed.

This ensures that the entire process remains transparent.

Measuring in the Right Places

At Inscio, every project begins with a simple risk assessment. Based on that, we determine where sensors will add the most value.

In the HSB element

Monitoring of wood, insulation, and construction.

Hollows and recesses

Spaces created by ballast, in the wet cell, around risers, and in other enclosed areas are prone to condensation and moisture buildup.

Connection Details

It is precisely the junctions between the facade, window frames, and the building structure that frequently cause moisture problems.

The Roof

Many HSB projects incorporate flat roofs. Sensors can also be used on these roofs to monitor moisture, temperature, and humidity. This provides a comprehensive overview of the entire building envelope.

What does Inscio measure in HSB?

An HSB element consists of much more than just wood. That is why we measure several parameters that, taken together, provide insight into the condition of the entire structure. The most important of these is free moisture.

Free moisture (conductivity)

The most important parameter is the presence of free moisture in the structure. Our sensors measure this using conductivity. As soon as water enters an HSB element, the electrical resistance changes, and this is immediately detectable.

This allows us to detect leaks, water ingress, or moisture buildup at an early stage, often before any damage becomes visible or materials are affected.

Relative humidity

Relative humidity indicates how moist the air is inside the structure. When combined with temperature, this provides insight into drying processes, ventilation, and the risk of condensation.

Temperature

Temperature is essential for accurately interpreting measurement data. In addition, temperature provides insight into the drying behavior of materials and the impact of the seasons on the structure.

Dew Point and Risk of Condensation

By combining temperature and relative humidity, Inscio continuously calculates the dew point. This makes it possible to see when conditions arise in which condensation may occur within the structure.

Trends and Deviations

A single measurement tells us very little. It is precisely through continuous monitoring that changes become apparent. The system detects abnormal trends and issues a warning when the situation deviates from the normal behavior of an HSB element.

Why Inscio?

From Production to Operation

The strength of continuous monitoring is that it provides insight into the entire construction process.

Sensors remain active during:

  • production
  • transport
  • storage
  • assembly
  • completion
  • warranty period
  • management and operation

This results in a comprehensive digital quality record that provides verifiable evidence of how the structure has performed throughout its service life.

Why Choose Inscio?

Continuous insight

No isolated moisture readings, but up-to-date data 24 hours a day.

Early Detection

Anomalies are automatically detected before damage occurs.

Objective Quality Control

Discussions are being replaced by measurement data.

Lower repair costs

Problems become apparent as long as fixing them is still easy and affordable.

Digital Delivery File

All measurement data will remain available throughout the building's entire lifespan.

"We believe that things can and must be done differently."

Imagine this: you take your car to the garage for maintenance. The mechanic stares at the shiny paintwork with a concerned look, runs his hands over the surface, and takes some photos. Then he comes back excitedly and concludes that the engine is broken and needs to be replaced.

That sounds absurd, doesn't it? And yet that is roughly what happens during real estate inspections. We believe that things can and must be done differently.
