Roof risks during management

Roof monitoring during management

Roofs during operation: managing risks, preventing damage

During operation, roofs are continuously exposed to stress: rain, wind, pollution, heating, installations, and snow can lead to leaks, contamination, unnecessary wear, or even instability.

Inscio monitors roofs in real time, so owners and managers know exactly where risks arise — well before damage or disruption occurs.

Why roofs in operation are risky

Flat roofs are vulnerable structural elements, especially when used intensively or for installations. Many problems develop slowly, are invisible, and are only discovered once consequential damage has already occurred.

Typical risks:

  • Water accumulation due to blockage or insufficient slope
  • Pollution in gutters, leading to flooding and accelerated aging
  • Moisture in the roof structure, for example after minor leaks
  • Aging due to temperature fluctuations
  • Installations that cause high point loads locally
  • Limited visibility due to ballast or retention

Many of these risks are not visible during periodic inspections — but they are visible in data.

What does inscio measure?

What Inscio measures on and in roofs during operation

Moisture in the roof structure

  • insight into potential leaks
  • detection of moisture accumulation in insulation
  • assessment of drying behavior across seasons

Pollution & water level in gutters

  • degree of contamination of gutter
  • abnormal water levels (indication of blockages)
  • trends indicating maintenance requirements

Temperature & dew point

  • risk of condensation in the roof structure
  • temperature behavior of different roof coverings
  • insight into insulation performance and warming
Typical risks detected by Inscio during operation

In practice, Inscio observes that the same patterns recur repeatedly:

  • Water that remains standing, often in places where there is insufficient drainage

  • Gradual accumulation of moisture in the insulation, without visible leakage

  • Daily fluctuations in water levels in gutters, indicating blockages or contamination

  • Detailed problems with feed-throughs and installations

Without monitoring, these types of deviations are often discovered too late.

How Inscio assists during operation

Moisture, humidity, temperature, and water level are continuously monitored.

The software identifies when risks increase and provides targeted notifications.

Fewer inspections — only intervene when data shows it is necessary.

Continuous file creation supports long-term maintenance planning.

Monitoring provides evidence for insurers and audits

Problems are solved before they become visible in the interior spaces.

Our customers tell their stories

"Thanks to Inscio's sensors, we can clearly see how much moisture the wood is exposed to during the construction period."

Taco Valstar – ERA Contour

Until last fall, we informed clients and partners about expected roof behavior based on practical experience. Now we provide objective measurement data.

Laurens van Wylick – Isomix insulating mortars

"We believe that things can and must be done differently."

Imagine this: you take your car to the garage for maintenance. The mechanic stares at the shiny paintwork with a concerned look, runs his hands over the surface, and takes some photos. Then he comes back excitedly and concludes that the engine is broken and needs to be replaced.

That sounds absurd, doesn't it? And yet that is roughly what happens during real estate inspections. We believe that things can and must be done differently.
